With the recent falls in property prices increasing numbers of people are now deciding that it's better to move up rather than out. Making use of the otherwise wasted space in your loft is a great solution to your space problems.

We can provide a "full service" arrangement for loft conversions taking all the stress and hassle away, and leaving you to choose which colour your new living space is going to be!

We arrange an archetect and structural engineer to plan and design your new rooms, with your guidence and input at every step. Once everybody is happy, we begin the build, taking care to minimise the impact on your daily lives.

What order are things completed?

Before work starts, all plans and relevant permissions should have been gained

In the first week we erect scaffold, and gain access via the roof. As the existing joists in the roof aren't strong enough to support people and furniture, they will need to be strengthened with steel joists.

In the second and third weeks, velux windows will be fitted along with other structural works such as floor, dormer or any brickwork. The electrical and plumbing work will also begin.

Work on the interior of the conversion, such as erecting the interior walls, begins about half way through the build, this is quickly followed by plastering and fitting of bathroom.

Constructing the fixed staircase happens toward the end of a build to avoid impacting on the rest of the house, usually around week 6 or 7.

Adding the final fittings (such as shelving), decorating and furnishing, will bring the project to an end.


Do I need planning or building consent?

You will always need building consent, and we will advise and help you complete this process.

You won't normally need planning permission as loft conversions are permitted developments, however, oversize conversions, property in conservation areas or buildings that have listed status will need approval.

You should always check with the appropriate planning and building office before undertaking any work on your home.
